The format
At 15,000-plus square feet the residence stops being an apartment plan and becomes a floor of a building that happens to be a home.
Tree of Life ends with two penthouses, one on level 18 and one on level 19, each occupying its entire floorplate. Neytiri measures 15,788 sq ft — about 1,467 m² — at AED 135M, USD 36,760,000. Toruk Makto, directly above it, measures 15,832 sq ft at AED 150M, USD 40,844,100. Both are five-bedroom homes with four parking bays and a private lift lobby, and both are named rather than numbered. The developer material places a yoga room on the penthouse level and gives the terraces pools and waterfalls rather than a single water feature.
Way of Water answers with one penthouse spanning levels 22 and 23: 10,196 sq ft internal plus 12,777 sq ft of terraces, 22,972 sq ft in total — the largest residence in the project, and the only one where the outdoor area exceeds the indoor. Its schedule lists five bedrooms with five dressing rooms and five bathrooms, a library and study room, a family room, a chef’s kitchen, an in-residence sauna, a maid’s room and a private lobby served by two lifts. Outside there is a 25-metre infinity pool, two amphitheatres, an outdoor cinema and the Waterfall Oasis. Its price is not on the released list and is quoted individually.
Everything that makes EYWA what it is arrives here unchanged from the entry two-bedroom, because it is built into the structure rather than the fit-out: the EMF-protected envelope, the first of its kind in a residential building; MERV 14 filtration with ionisation; sound-vibration harmonised living water at redox −180 and pH 7–8 for drinking; 18 tonnes of crystals and semi-precious stones in the structure and 3,355 of them in the built-in pyramid; 432 Hz acoustics in the club house, spa, main hall and gym; LEED Platinum, WELL Platinum and WiredScore Platinum targets. What a penthouse adds is the whole level, every aspect, and the specification that comes with a residence the developer has chosen to name.

The plan
The developer material sets out the following.
Level 18 is Neytiri, level 19 is Toruk Makto, and the Way of Water penthouse takes levels 22 and 23. None shares a floorplate, a corridor or an aspect with anyone.
All three are five-bedroom homes; the Way of Water schedule lists five dressing rooms and five bathrooms alongside a library, study and family room.
Tree of Life places a yoga room on the penthouse level; the Way of Water penthouse carries an in-residence sauna and a chef’s kitchen.
Pools and waterfalls rather than one water feature — and on Way of Water a 25-metre infinity pool, two amphitheatres, an outdoor cinema and the Waterfall Oasis.
Who buys it
