EYWA Dubai update: construction, five available residences and current terms — August 2026
EYWA Dubai construction update, August 2026: Tree of Life and Way of Water status, five named available residences, exact list prices and handover context.
- Published
This is a dated record, not a claim that availability is live to the minute. The underlying partner sheet was captured on 29 August 2026 and this update was published the next day. It names five residences, their exact list prices and the stated construction position of both EYWA towers. A residence can be reserved after publication, so the sales desk still reconfirms the unit and price in writing.
Construction position by tower
| Tree of Life | Way of Water | |
|---|---|---|
| Stage stated in August 2026 | Passed 60% completion in July; fit-out and MEP works ongoing | Piling works due to begin in September 2026 |
| Handover stated in the partner brief | Q1 2027 | Q1 2029 |
| Payment context | Developer-confirmed schedule: 60 / 40 | Current schedule confirmed in writing by a manager for the selected residence |
| Residences in the project | 52 | 65 |
The contrast matters more than a single headline price. Tree of Life is the nearer-handover route and is already in fit-out and building-services work. Way of Water is the earlier construction-stage route. Its later handover and current lower entry point are part of the same trade-off, not two unrelated facts.
The 60/40 Tree of Life schedule comes from the developer presentation. The Way of Water architectural presentation does not contain a current public payment schedule, so a manager checks the sales documents for the selected residence and sends the applicable schedule in writing. For either tower, the schedule attached to the signed reservation and sale documents controls.
Five named residences in the 29 August release
| Tower | Unit | Floor | Bedrooms | Total area | List price |
|---|---|---|---|---|---|
| Tree of Life | 702 | 7 | 2 | 3,580 sq ft | AED 22,926,141 |
| Tree of Life | 1101 | 11 | 3 | 5,189 sq ft | AED 30,898,160 |
| Way of Water | 1201 | 12 | 3 | 4,954 sq ft | AED 27,566,488 |
| Way of Water | 1203 | 12 | 2 | 2,958 sq ft | AED 16,773,846 |
| Way of Water | 1204 | 12 | 2 | 2,184 sq ft | AED 11,006,251 |
This is a named selection, not a count of every unsold residence in the project. It also resolves an important distinction in the pricing data. The full Tree of Life catalogue starts at AED 12.49 million by type, while the lowest residence in this specific cross-tower release is Way of Water unit 1204 at AED 11,006,251. Those figures describe different datasets and should not be blended into one undated “from” price.
The live prices and availability page carries the current table and now preserves each dated commercial release below it. Future releases can be appended without rewriting this August record, making changes in named inventory and list prices visible over time.
How to request current purchase terms
Private purchase terms are residence- and date-specific, so this public update does not publish them as a standing promise. Use the private terms request with the residence type or unit number. A manager will verify the official price, availability, applicable schedule, validity date and current private terms against the sales documents and send them in writing.
The signed reservation form, payment instructions and SPA take precedence over this dated summary.
Which tower is the practical alternative?
Tree of Life is the clearer fit when the priority is nearer handover, a project beyond the 60% construction milestone and a complete catalogue price list. Way of Water is the clearer fit when the priority is an earlier-stage entry, a lower price among the five currently named residences, or a duplex and larger upper-level formats.
That choice is developed in the factual Tree of Life versus Way of Water comparison, including scale, unit mix, amenities, timing and the difference between a published developer schedule and a residence-specific schedule confirmed by a manager.
What to request before deciding
Ask for the current availability sheet, the exact floor plan for the unit number, its internal and terrace areas, the residence-specific payment schedule, the reservation form and written confirmation of any private purchase terms. Those documents answer the questions a dated public update cannot: whether the residence is still open now and which terms apply today.
Developer claims are attributed as such. Figures come from the R·Evolution sales presentations for Tree of Life and Way of Water unless another source is named.
